Building-savings contract (Bausparvertrag)

A Bausparvertrag combines a savings phase with the contractual possibility of a later housing loan at agreed terms. The Bausparsumme is funded by the accumulated balance plus the potential loan. Access to that sum requires Zuteilungsreife (allocation readiness), whose timing depends on tariff conditions and the collective—not only on reaching one savings amount.

The 2026 decision frame

Evaluate the two phases as one system:

  1. Savings phase: savings rate, credit interest, acquisition and ongoing fees, and opportunity cost.
  2. Allocation: minimum balance, Bewertungszahl, minimum time, and whether the date is guaranteed.
  3. Loan phase: available loan amount, effective rate, repayment burden, and permitted housing use.
  4. Scenario fit: probability, size, and date of the intended housing need.
  5. Alternatives: compare the same savings and borrowing objective without assuming future market rates.

Verbraucherzentrale describes allocation dates before readiness as estimates and reports acquisition fees of 1%–1.6% of the Bausparsumme depending on provider [1]. Those are 2025-published reference figures; the exact 2026 tariff documents control.

Where the structure can fit — and where it often does not

The product is easiest to evaluate when the housing use is concrete. The savings phase pays for the option to borrow later at the tariff's agreed terms; that option has little value if the loan is unlikely to be used.

Verbraucherzentrale identifies a possible use case for renovations or energy work in six to eight years with financing needs up to about €50,000, and a separate subsidy-supported case [1]. It also warns that new contracts are generally weak as pure savings products because fees can outweigh the savings interest. These are screening criteria, not a conclusion about a specific tariff.

Worked two-phase example

Assume a €100,000 Bausparsumme, a tariff requiring a 40% minimum savings balance, a €400 monthly contribution, and a 1.4% acquisition fee:

  • potential savings component at allocation: €100,000 × 40% = €40,000;
  • potential loan component: up to €100,000 - €40,000 = €60,000;
  • acquisition fee: €100,000 × 1.4% = €1,400;
  • time to contribute €40,000, ignoring interest and fees: €40,000 ÷ €400 = 100 months, or eight years and four months;
  • if the same monthly payments also absorb the €1,400 fee, the simplified funding time becomes about 104 months.

Reaching €40,000 alone still does not promise payout on that date: the Bewertungszahl, minimum time, and collective allocation conditions must also be met, and § 4(5) BausparkG prohibits promising a fixed allocation date [3]. If the household no longer needs a housing loan, the comparison becomes the net savings result after fees and low liquidity—not the advertised loan rate.

The Allgemeine Bedingungen für Bausparverträge (ABB) determine the real minimum balance, allocation formula, permitted housing use, loan rate, repayment schedule, and exit terms. A useful comparison therefore puts the Bauspar contract beside an ordinary savings route plus financing available when the project actually starts.
